Tasmanian Planning Scheme & Low Risk Works
Statutory framework operating under the Building Act 2016 (TAS). Tasmania uses an innovative risk-based framework dividing domestic projects into Low Risk, Notifiable, and Permit building work.
Low Risk Building Work
Minor works that require no council notification, building permit, or certifier engagement (e.g., small outbuildings, low decks, minor retaining).
Immediate commencement permitted.
Notifiable Work
Standard residential construction certified by a licensed Building Surveyor and notified to council without needing a formal council building permit.
Fast-track surveyor certificate.
Permit Building Work
Complex or non-standard structures, high bushfire zones, or work impacting heritage places requiring full municipal council permit approval.
Council permit required before starting.
